    Bought a one year-old display ... 2,760 sq foot ... 4.5 bath ... 4 bedroom ... two fireplaces ... on half acre of land ... and only 30 minutes from the boat ... for way under 400k ...

    This was in May, 2021.

    WHAT a DEAL in Missouri ... about 35 minutes NNW of St. Louis!

    Downsized ... paid cash money from proceeds of the older, bigger home. And STILL put money in the bank. MIDWEST, baby!

    Half you all need to move somewhere more sensible.
    Nothing else matters but how I raise my children ... and their opinion of me, as a father.

    Encouraging sensibility has it's downsides - you wouldn't want a plague of Californians bidding up your neighborhood.

    I wrapped up three homes in North Seattle mid covid, average 3,400 SF ea. Excluding development and soft costs, but including permits and sales tax, we were right at $185/SF. Decent finishes and quality. Not sure what prices today would look like. Everything I'm currently doing is on a cost plus basis.
