View Full Version : San Diego Wooden Boat Co-op - space discussion: 7720 Formula Place (Miramar)

I am beginning to research light industrial shop space for the SDWBC - and am going to post a separate thread for each potential shop space in this part of the forum. All those interested - please provide input about what you like, and what you wouldn't. This will help me get a general feel of who is really interested, and what everyone would really like. I have my own opinions, but ultimately its up to all of us who want this - literally and figuratively putting in his/her own 'two cents' that will make it a reality.

Last Wednesday, I discovered something fair, for an *exceptional* price. The rub, however, is that will take some knowledge/ingenuity/elbow grease + $ to get it close to where people could happily do work. Though I am feeling very STOKED and enthusiastic about something that comes pretty close to fitting the bill, the reality is I have never rented a lot or light industrial space before. I want to be careful not to bite off way too much than I can chew. For that reason, I am writing to request your sober, no-nonsense opinion on things. There's a bunch of details below - please read them, take a critical look at it, and see what's left. SPACE IN CONSIDERATION: 7720 Formula Place (Miramar)

For starters, the advertisement says 2000 square feet for $1000. At this price, the SDWBC would only need 6 people, or maybe 4 committed people and two floating openings (for a person that wants to build just one boat). The price, however, is very low because it is in the open air. !! It is between two concrete warehouse buildings. I see this as an advantage because it prevents us from having to deal with space manager liability concerns with flammable fumes in an enclosed space. For everyone's solvents/expoxy etc - I am considering just asking everyone keep it all a plastic box, and take it home with them every night.

What it has going for it:

* At least 1600 square feet.
* Good location. Off Miramar Road (behind the Pyramid and Dixieline lumber)
* Electricity (limited).
* Good parking + two ends to load/unload boats.
* Good wheelchair access.
*** Meets safety standards for workspaces handling flammable fumes. A space manager told me today this is pretty tough to get in San Diego.
* Near Frost hardwood.


What I think it needs:

1) Exact measurements. I was there today, and measured the space by armlengths (my arms extended are 6'). The width looks more like 16' wide by 100'. I am fairly certain the 100' measurement is good, because the owner knows the inside of his adjacent warehouse is 100'. This is possibly good - maybe at 50 cents a foot = $800 instead of $1000.

2) Place to secure the tools. I was thinking of renting or buying a 40' tunnel-container with roll up doors. Picture of this is at: http://azteccontainer.com/storagecontainer40b.htm. A lockable, watertight and airtight space, it would be a keen place in which to set up a wood shop. Researching this so far, renting a container costs $145 a month.

3) A solution to cover boats in the space and allow people to work in all weather. It is not covered. Anywhere. The buildings, fortunately are 14' and 20' high. See this cutting down wind troubles. Vs rain... Clark Craft on Hancock street has an open air space. They have some temporary roofs for their projects, but mostly use tarps. In the winter months, evenings will be somewhat chilly.

4) An electricity solution to get power outside and possibly metered. The main fusebox has a 250 AMP limit, and the furniture store (who is the space manager) only has three 20 AMP circuits wired up. If an electric planer takes 6.5 amps, a table saw 13 amps, we're going to be a little limited here. Any folks with electrical background welcoming your expertise here. 5) Bathrooms. Drive to nearest food fast place (2 minutes?).
