I know lots of times I boast on this forum especially recently with regards to my real estate conquests ;)
But this is to let you all know that sometimes in this business your the bat and sometimes your the ball. Today I was the ball :(
I had a client WALK from a deal I thought was in the bag. I had him sold on a $3,000,000 property. He was in love, I could see it in his eyes, I KNEW it was a solid deal. But nothing is ever solid until the closing check so due to some sticky seller issues the deal got squashed. Gone, ZIP, bye bye. Thats $90,000 commission that just flew out of my hands Gone, ZIP, bye bye. OUCH it hurts - NO I MEAN IT HUUUUURTS redface.gif
So all of you who hear me go on about how good things are sometimes they aint too good.
Ouch, man I think I'm gonna be sick :eek: :( Ooofa that stung BIG TIME.

And to think I started teaching at $6000/yr :rolleyes: ....
That came out to $200. every other week after taxes. :eek:

Seriously there are not many big fish deals - there are many more $5,000 commissions out there and they are just as much work. People pray for a big fish like this to get on the hook. When it snaps the line the pain lasts a long time.

There's no substitute for good activity.
Do that activity and--- eventually--- the numbers will save you. :D

My best trout ever!

Median $48,800 = $1,464 Commission
Average $54,200 = $1,626 Commission
So yea if I could sell more than 6 homes per year I would be making better money than a school teacher. But not as much as a doctor ;)

I worked with a builder to propose a rather complex small boat to a commercial client. Worked on the deal for five months, off and on. Did research on the client's business, made several design cartoons, travelled about two thousand miles on my ticket, things were looking good. On a Tuesday we called the client's agent in Oslo, things were wonderful. On Wednesday the chairman of the client Board of Directors e-mailed to tell us that the proposal was accepted and that the only thing needed to be done was to get two Board signing authorities into the office to sign the deposit transfer papers. On Friday the agent called to say the deal was off - they changed their minds.
Been workin' on a manufacturing deal that was lookin' like it would be in the 8 million per year range for three to five years (I was to get a finder's fee, a residual based on per-unit, and spin-off technical work). Worked on the deal at my own expense for the past three months. Oops! They changed their minds and will expand their own production facility.

My wife just told me it's not like $90K came out of our checking account if it was never in there to begin with. Sage advice.
Im not out of pocket too much on this deal, a lunch at a slightly swanky place to negotiate the deal and some gas. But ooooh it still hurts.

A neurologist named Sopolski ( a guy who spoke at the recent conference I attended) wrote a book called "why Zebras don't get ulcers". When a zebra is about to get mauled there are certain immediate things the brain does. Tons of chemistry in slpit seconds so the zebra can escape. If he gets away, he can be seen within a few minutes chewing grass.
With us humans the brain will hold onto and the chemistry which we used to transend a difficult period will linger and actually turn against us, causing things like ulcers.
Getting blistered will alter the brain chemistry temporarily and with some consequences, like hangovers.
The best coarse is to observe the attachment, see it for what it is. Listen to people like Lisa who will help your brain to remold the attachment.
You, of all the animals on the WBF are most like the zebra. You'll be chewing the next deal and you can learn a great deal from the suffering from this attachment.
Maybe there should be a meditation course specifically for real estate people.
I am writing this while I understand my 12:30 client is a no show/call. There was a time I saw it in $$$$'s. That sucked.

Great post Chris! Joe, bad break man. Here's hoping the fish comes back and strikes again. Good luck. As for me, I just took my 16 year old daughter's car in to have $1,600 worth of body work done. Her fault, she had an SUV in her blind spot (or she just didn't look) when she pulled into the other lane. No one hurt, all gravy now.

You are only taking chump change.
Around the oil patch deals often take 10 years to put together. But even small deals that take 10 years to put together net the general partner 6 figures a month.
When those deals go bad, people jump out of windows.

Well the real estate deal with the Catboat is now on shaky ground. :rolleyes: I have back up offers but the one in the bag is asking for unrealistic concessions and the seller is about to tell them to go take a hike. :rolleyes:

I never worry about Joe, he has a lot of that Zebra mind built in...a good adaptive quality, because tomorrow we all have to behave as if the world is our oyster...
Personally, I think the guy is gonna come back, it's not easy to have a show stopper of a place, with zero maintenance, even for 3 mil...
Even if he don't, as my Pappy used to say, 'The deal of a lifetime comes around every week...'
Besides, the Catboat caper is the important deal ;)

It all come down to how many hours you have to work to buy your food, pay for housing, heat etc. If ya happen to have any left over yer doin better than most. If ya can have a dentist repair a bad tooth instead of just yanking it out yer better off than some. If ya got a roof over yer head and clothes on yer back and food in yer tummy and heat in yer house and yer family ain't sick yer doin fine. smile.gif
