Housing there is relatively inexpensive, depending on locale.

Find the worst house in the best neighborhood you can afford, buy it, fix it up & sell it. Up to $250,000 of GAIN on the sale of a principal residence, in which you have lived for two of the last five years, is ENTIRELY EXCLUDED from your taxable income. Some good brick work can really doll up a house... Joe will sell it TOP DOLLAR to some southbound New Yorker for you... :D
