Here is a mount bay (cornwall uk) lugger built by kitto builders.
These are great ships powerful and majestic.
This one has a tasteful deckhouse.
I could see her restored and running day trips from looe to mevergissy.
I asked the owner for a list of work needed he respounded as follows.
Hi James
All the frames are ok, the transom is good, the stem requires some work but I don't know how much requires replacing, some of the stanchions will need replacing along with a section of the capping rail aft, I have a large piece of wood which will be included.
Planks need replacing on the starboard side, all above the waterline. The deck is good.
Some parts of the wheelhouse are rotted due to water ingress.
Overall, she is solid but obviously the pics speak for themselves.
Please let me know if you need any more info.

I see a lot of work, time and money to make that right, but not to say it cannot be done. Seen a similar vessel stripped of all its rotten wood which was replaced by laminated pine/fir and then cold moulded over with 2 layers of 4mm ply and epoxy glass sheathed, has covered a huge amount of ocean milage since and never leaked a dropped. If i was 20 years younger....

Harbour Masters where this boat comes from are having real problems with Ebay boats. Some misty eyed romantic with factor 50 rose tinted spectacles buys the boat sight unseen. Then when reality hits in the cold light of day, they walk away and abandon the boat.

12 different bidders seems odd. Could understand one even two, but twelve separate people who could carry out this work?

another example by same builder

Mind you, they will post it in the UK.... that does help!

Without seeing the boat none of us can really say what is required.
If I had the time and opportunity to do it, I would get a shipright on the stem and planking and do the elbow work myself.
However I doubt it's worth my marriage!
The deck house looks well done and nicely proportioned.
Will be interesting to see what she goes for.
She may be the bargin of the year or she may be the folly of the century!
Cheers james

The mailman may not deliver to my door. I've got my doubts.
