needs something like 80 or 100 acres of tillable land to make it worth that much...unless it's close to a laarge town one can DRIVE to :)

An acre on an island, completely undeveloped, would go for a lot more around here. Of course, you could keep your boat in the water all year around here.

up there they keep their boat ON the water :)

Hey Brian,

That place is about four lots north from my old homestead. It doesn't have the best beach access and the PO had a heck of a time keeping a mooring in place. Forget about getting in and out with a northerly blowing. It sits in a bit of a dark hole and is one of the last places to go snow-free in the Spring. Has had four owners that I know of and I don't believe anyone has lived in it year-round. The cabin itself is a recycled float-house with numerous additions by numerous owners. Original price of the bare land was 28K in 1990. But the price of 270K is decent for Sitka Sound island property now.

At 864 sf (not counting the outhouse), that's $312/sf. I gather Alaska isn't seeing the housing downturn we're having in the lower 48.

That transaction happened right here in Sitka. :)

When we moved here in '98, you couldn't hardly find a house for sale or rent. They were moving fast.

Now, there's McMansions for sale all over the town. The one next to us was listed for $639,000 a couple years ago, and now it's down to $519,000. Here's the listing...

John T.; no, the cottage I've shown is about fifteen miles inland (as the crow flies) from Risser's Beach. IF you want salt water shoreline, the prices go up a bit. For example, this one is in Blue Rocks, not far from HR's place, and sold recently for about US$100,000:

Properties around Risser's and Crescent Beach (where I took you) are pretty "hot" right now, so few are on the market and those that are are pricey (to our point of view). This property is selling for USD$138,250 and is about a ten minute walk from Risser's Beach, though it doesn't have the view of the ocean that you'd probably desire (easier to heat in the winter, though):
